Customized Plans for Your Inspections
The customized management plans for a vacant or leased property include inspections on a weekly or quarterly, semiannual or annual basis. The inspections cover security and maintenance checks on utilities, appliances and house systems. In the event that the property is leased, we check the condition of the property to make sure the tenant is taking care of it. This helps us determine whether or not we will renew the lease.
When maintenance and repair issues are noticed, you will be notified immediately. After starting the bidding process on larger jobs such as roofs, bathroom remodels, kitchen remodels, painting and/or flooring, Victoria and her staff will provide access for the subcontractors, reset alarms and oversee that the services are completed to her high standards as well as to the proposal specifications. All of the subcontractors are licensed, insured and bonded.
Maintenance and Project Management
Our crew can handle any kind of maintenance for repair issues that may occur. We are on call 24 hours a day to respond to tenants for problems with alarms, floods, busted pipes and damage from fire and wind. We provide lawn care, tree care and pest control services. We can assure that in the event of a disaster minimal damage will be done to your property.
IPM, LLC keeps a maintenance service check list with records of services scheduled and supervised for each property. This list is provided to our landlords at the end of each year for their deductions along with a 1099 from the rental income.
IPM, LLC has relationships with select highly qualified subcontractors offering a complete range of residential and commercial improvement services for anything that may be needed or that you would like to be done.
Custom Management Packages
Each management agreement is designed to help you manage your property and earn income from your investment. Victoria will meet with you at your convenience to negotiate a rental or lease price, to establish a management option packet for your property and to navigate the process of obtaining the amount of money required.
Each property is different so each property requires its own individual lease and management agreement, that are kept in your file for future use.
